Grab a bite to eat in a creative, lively local cafe like The Pickled Palate, have an upscale New American meal at chic Graze, or grab a drink and get to know your neighbors at sports and sushi bar, Locals Bar.

Outdoor enthusiasts can spend their days on the water at beautiful Memorial Waterfront Park. Residents also enjoy convenient shopping at the open air Mount Pleasant Towne Centre.

The Summerville Country Club and The Club at Pine Forest provide the perfect spots to hit the links or get to know your new neighbors.

Our Methodology

To figure out which Charleston suburbs would make the cut, we took a look at the following criteria:

• Amenities per capita

• Standard of living (cost of living, median home value, median

rent, median household income, and high school graduation

rate)

• Total crimes per 100k • Unemployment rate

• Total crimes per 100k • Average commute time

After collecting data for each of the above categories, we ranked each suburb and averaged the scores. The suburbs with the five lowest overall scores made up our best places to live near Charleston.

Oct 2017 Market Quick Facts

Housing Supply Overview

A RESEARCH TOOL PROVIDED BY SOUTH CAROLINA REALTORS®

From the Charleston Trident Association of REALTORS®

October 2017

Quick Facts

Supply will dip for the remainder of the year, but there are some hopeful signs that we may see a bump in the new year. To say that more inventory will immediately impact housing markets is premature, especially if affordability continues to drop and prices continue to rise. For the 12- month period spanning November 2016 through October 2017, Pending Sales in the Charleston-Trident region were up 6.5 percent overall. The price range with the largest gain in sales was the $200,001 to $300,000 range, where they increased 14.8 percent.

The overall Median Sales Price were up 4.1 percent to $249,900. The property type with the largest price gain was the Condos segment, where prices increased 6.5 percent to $200,000. The price range that tended to sell the quickest was the $150,001 to $200,000 range at 36 days; the price range that tended to sell the slowest was the $300,001 and Above range at 79 days.

Market-wide, inventory levels were down 11.0 percent. The property type that lost the least inventory was the Single Family segment, where it decreased 9.1 percent. That amounts to 3.5 months supply for Single- Family homes and 3.0 months supply for Condos.

Thoughts on online home search

As more and more home buyers find a house on line, some reports say as much as 88%, it creates a different need for a Real Estate Professional.  It is large leap from finding the house to moving into your home.  The steps from finding a house on line to the closing table and moving in includes:

1. Researching the property tax records, flood zone designation, sellers disclosures, and CMA (comparative market analysis) to determine if the property is right for you and if you are selling or buying at a price that make sense relative to the other homes in that market.

2. Coordinating the showings and a resource for the neighborhood and HOA information

3. Making an offer and negotiating with "the other side"

4. Navigating the inspection and repair process

5. Helping with the lending when needed

6. Working with your attorney to get to closing.

"It's not about finding the house, It's about moving into the house"

Questions to help buyers

There are some questions that we need answered before we can help you.  It's like going to the doctor and they ask you questions so they can better take care of you.  In Real Estate there are some questions that need to be answered before we can help you as well.

Are you already working with a real estate agent?

Is this your first home buying experience or have you bought a home before?

Are there any other homes you want to see?

What is your time frame for buying?  Immediate, 3 months, 6 months, 1 year?

Are you ready to buy soon or just looking?

Have you investigated financing and qualifying for a loan or are you planning to pay cash?

Do you have a home to sell before you buy your next home or are you renting?
If renting, when does the lease expire?

It's important to know these things because I don't want you to "fall in love" with a home and then have it "scooped up" by a buyer who is prepared and ready to buy!  Does that make sense?

We look forward to hearing back from you.

Your next step, call us at (843) 714-5165.
